Attic and loft conversions - Elevate Roofing & Building

Gain 30% More Usable Living Space Without Moving House

With house prices surging and stamp duty costs climbing, converting your unused loft or truss roof is the most cost-effective way to add an extra 250 to 500 square feet of beautiful living space to your existing home in Leitrim, Sligo, or Roscommon.

Because Elevate Roofing & Building possesses master capabilities in both structural carpentry and roof engineering, we handle the entire project in-house. We install structural steel universal RSJ beams to carry floor loads independently of ceiling plaster, build custom staircases matching your ground-floor woodwork, frame rear dormers or cut-in Velux rooflights, and pack rafters with high-efficiency rigid PIR insulation meeting strict Irish Part L energy standards.

Our Loft Conversion Timeline

01

Feasibility Survey & Headroom Check

We measure ridge height (minimum 2.2m clear height needed) and survey rafter truss structures to calculate floor beam spans.

02

Steel Beam Insertion & Floor Joists

Structural RSJ steels are hoisted through gable wall pockets or roof openings. Independent floor joists and acoustic insulation are laid.

03

Roof Window Framing & Dormer Build

Trusses are safely altered, Velux rooflights or dormer walls are framed, flashed with Code 4 lead, and tiled seamlessly from outside.

04

Stairs, Drylining, Electrical & Completion

Custom stairs are installed, walls insulated with vapor barriers, skimmed with plaster, second-fix electrics/plumbing finished, and certified.

Frequently Asked Questions

In most cases, if you are installing Velux roof windows to the rear or non-street elevation, a standard attic conversion is classed as "Exempted Development" and does not require planning permission. If you are building a large front-facing dormer window or significantly raising the roof ridge height, planning permission is required. We guide you through the exact requirements.
Under Irish Building Regulations, a habitable room requires a minimum ceiling height of 2.4m over at least 50% of the floor area (or a functional 2.1m for storage/study). As a rough guide, if you have at least 2.2m from the top of the ceiling joists to the bottom of the ridge timber, a conversion is viable. We verify this during our free survey.
A standard Velux attic conversion takes approximately 2 to 3 weeks. A larger conversion with a rear dormer and en-suite bathroom typically takes 3 to 4 weeks. Most of the early work is performed via the roof opening, keeping disruption inside your living quarters to a minimum until the stairs are installed.
